Larger franchise offices will be better for you. Prudential, Century 21, Coldwell Banker, etc. Ask what training programs they have in place for new agents. All offices are independently owned, so what you get offered at one Century 21 office may be different from another Century 21 office.

Some offices have a ';mentor'; program where they team you up with an experienced agent %26amp; they help you to prepared %26amp; go on your appointment. In turn, they get a percentage of you first few transactions.

Some corporate offices for the franchise offer ';Quick Start'; programs to get you up %26amp; running a little quicker.

In this market, you will want to take some additional classes on short sales %26amp; be well versed on them if there are many in your area. Also the ins %26amp; outs of selling REO properties. Many of the title companies offer classes on these subjects %26amp; more for a nominal fee of $50 or less.

Go ahead %26amp; interview at a few offices %26amp; get your feet wet. Some brokers will offer free prelicense class (they reimburse you after you pass the exam %26amp; hang your license at their office). They may have someone in the office you can intern with for a few weekends to see if this industry is something you wish to pursue further.

Washington recently passed legislation that will require all real estate license applicants to have a 2 year associate degree in 2010. I am sure other states will follow suit. Now may be the best time to get your license, even if you wait to pursue this as a full time career. Can anybody give me advice on starting my real estate career in pennsylvania?
I hope you have some cash saved up, to sell real estate is expensive, association fees, marketing tools, pay for a seat, MLS sites. I am assuming you are watching the news and see this is one of the worst house markets in a long time. I would try and wait it out, get a lisence but dont get all your ducks in a row and wait for a resurgeance in the market. Most states you can get lisenced and you have a year after that to hang ur lisence, so pass the test then wait for a good time becuase you dont want to waste a lot of disposable income and not see return for a year or so, ya know? Hate to be Debbie downer but it is just reallllly tough right now.
