Any advice for first time home SELLER?

We are in our first home and considering moving. What kind of obstacles am I going to run across during this process? Any tips of selling it quicker?Any advice for first time home SELLER?
Price it appropriately for the market. Homes priced too high usually wind up selling for less than they would have if they were priced more reasonably to begin with.





Clean that house. Then clean it again. Get rid of clutter. (If you can't bear to part with your clutter, box it up and put it in storage.) Clear the junk out of closets and drawers; organize them so you can see the floor and at least some of every shelf surface in cabinets and closets. This makes them look bigger. Have the carpets professionally cleaned, or if there is obvious wear, replace them. Make sure the bathrooms are especially clean - no rust stains, hard water marks, grunge, or mildew anywhere. If something needs paint, paint it. If something obviously needs fixing, fix it. Then keep it that way as long as the house is showing. You want the house to look as though someone can move right in.Any advice for first time home SELLER?
Rates are negotiable, BUT, our realtor (also our very good friend) told us if you insist on too low a rate for the realtor's commission other realtors may be less motivated to show your home to their clients. So be smart, but don't be cheap!
in a cooling market it is better to price it 10% below market value and let multiple offers come in. don't make the mistake of ';testing'; a price that is too high, you won't even get an offer and sometimes you won't even get any showings. by the time you reduce the price the listing is stale and you may wind up with less than if you priced it right to start with. new listings attract the most attention in the first two weeks
Get rid of all your clutter, make the house cleaner than you've ever had it before. Put in nice air fresheners or light some nice scented candles before people come look. Remember people like a clean, bright, uncluttered home, that smells nice. Get a Realtor.
Use a realtor! They can guide you through the morass of paperwork, fees, inspections, etc.





To sell quicker, stage it. Check out the TV show ';Sell This House'; for tips. Remove clutter, rearrange furniture to make rooms seem as big as possible.
This is from a first time buyer's perspective(because we've looked at so many homes).





First, use a realtor. They can find more people to look at your house that way.





Second, clean it up BEFORE you list it. Unclutter your home, clean the yard, garage attic, etc, and get rid of trash.





DON'T paint unless it's a neutral color. We toured one house where the paint was still wet and it was an UGLY green color. Your taste will differ from your potential buyer's taste, so if you do need to paint, try white, cream, or beige.





Last, don't be afraid to meet the people who are looking at your home, but also, don't try to sell them on it. Be there to answer questions if needed. You know more about your house than your realtor. There's nothing I hated worse than hearing ';I don't know';.





If you want to sell fast, watch some of the programs on T.V. I could tell that one lady did when we walked through her house. She accepted our offer two days ago. We close in July.
